General Information
ARRIVAL
apart from short breaks all properties have a Saturday
change-over. Your cottage will be ready at 4.00pm;
should you wish to arrive earlier or intend arriving
after 8.00pm please advise.
ELECTRICITY is
included in rental price.
LINEN
& TOWELS are provided and included in the rental
price. All beds have duvets. Linen and towels are
changed weekly.
HOUSEHOLD
ITEMS each cottage is equipped with all cleaning
materials except washing powder.
CLEANING
all cottages are thoroughly cleaned and checked prior
to arrival and we ask you to leave the property as
you found it. Should it not be left clean and tidy,
we reserve the right to make a surcharge.
CLEANING
SERVICE have a break from housework while on
holiday, ask for details of this service - available
during, or at the end of your stay, or both. PETS
are not permitted. Only Grieves Cottage may have
a maximum of two dogs.
NURSERY
EQUIPMENT Stair-gates for The Cart
House and the Barn are available - please request
at time of booking.
TELEPHONE
Each Old Steading cottage has its own direct dial
extension linked through reception; an itemised bill
for out-going calls is presented on departure. There
is no telephone in Grieves Cottage.
ADSL
is available free of charge via wireless
technology except in Grieves Cottage.
BREAKAGES and
damage must be reported immediately. Spills and stains,
especially on fabric and carpets, should be treated
at once to avoid lasting damage.
CANCELLATION
INSURANCE is available for guests
normally resident in UK. Other guests
are advised
to arrange
their own insurance. Insurance cover is strongly
recommended as we will not refund on cancellation
or curtailment of the holiday.
DEPARTURE is
requested by 10.00 am unless otherwise agreed. Please
advise if you wish to leave before 8.00 am
Conditions of Hire
The
period of hire will be from 4.00 PM on the day of arrival
to 10.00 am on day of departure, unless otherwise agreed
in writing.
The
hired property shall be used solely for holiday purposes.
The
hirer must undertake to vacate the holiday property
at the stated termination of let.
The
number of people occupying the property must not exceed
the number specified in the details unless agreed with
the owners in advance in writing.
The
hirer shall leave the property in the same clean and
tidy condition as they found it, otherwise a cleaning
charge will be incurred.
The
hirer shall be responsible for any damages or breakages
to the property, furnishings, etc. All damage must
be reported immediately and paid for prior to departure.
The
rent includes VAT at the current rate and any additional
services required will be liable for VAT where applicable,
The
balance of rent will be paid six weeks before the start
of hire.
Notice
of cancellation must be sent by registered post or
recorded delivery letter. In the event of cancellation
every effort will be made to re-let the property, for
which a re-let charge will be levied, but if this cannot
be arranged the hirer may be liable to pay the balance.
Cancellation insurance is advised to avoid this occurring.

The
proprietor shall be allowed to enter the premises for
all reasonable purposes.
DOGS
are the only pets permitted, and only at Grieves Cottage
by agreement with the proprietor in advance. Under
no circumstances are they allowed on beds or chairs
and they must not be left alone on the premises. They
must be kept under strict control at all times and
their bedding provided by the hirer.
The
proprietor reserves the right to refuse entry, and
to demand the immediate removal of any persons including
friends or associates of the hirer not complying with
the conditions of hire, or for conducting themselves
in a manner detrimental to property, or to any third
party or the property of any third party.
The
proprietor reserves the right to alter prices and conditions
as necessary.
The
hirer must note that by completing a booking form they
enter into a legal agreement and are bound to abide
by the conditions of hire and any other reasonable
instructions given by the proprietor.
